BERKELEY — Hundreds of homes could sprout at a Berkeley site as part of a project that would replace some existing commercial buildings, city documents show.

The development would consist of 207 residences and ground-floor commercial spaces, according to documents on file with Berkeley city planners.

The development is slated to sprout at the corner of University Avenue and California Street in Berkeley.

NX Ventures has proposed the development, which is expected to include 30 to 31 affordable apartments, according to the information contained in the project proposal.

That works out to about 15% of the units slated to be affordable, the project plans state.

The eight-story building has addresses that include 1548, 1556 and 1598 University Avenue in Berkeley.

North Beach Pizza and Hanwen School, a Chinese-language education center, currently occupy the site, according to Google Maps. The site also includes a vacant lot.

The ground level of the development would likely include a cafe, beverage shop, or other retail or commercial spaces. This commercial space is expected to total 5,900 square feet.

A large open area in the center of the project will enable access from University Avenue.
